Tranquility, well-being, and the indescribable feeling of being near the sea are the main attractions for those looking to live by the coast or own a home on the beach. However, this proximity to the coast means greater susceptibility to the corrosive effects of salt residue and sea air.

With a view to reducing damage and looking after the well-being of our customers and property owners, Iberostate Praia do Forte takes a number of measures in the course of our work. The external walls of apartments and houses are treated with waterproofing products, texture paste, acrylic sealant, and finally paint. These products make it difficult for moisture and salt residue to penetrate, preventing the appearance of fungi and mold, including on internal walls.

For wooden floors, used mainly for swimming pool decking - and therefore more exposed to sun and sea air - a stain, which does not peel and protects against the sun, is used to provide more durability.  Similarly, to protect against salt residue, stainless steel, wood, and glass is used for decoration.

Iberostate continually offers property owners daily foolproof tips for minimizing the effects of salt residue. Like some of the ones listed below:

Ideally, the property should be opened up at least once a month to allow natural ventilation.  If the property is closed for long periods, bed linen should be washed with bleach and, once dry, should preferably be stored in sealed plastic bags. Household appliances should be left clean, covered with cloths, and unplugged. Mattresses should be covered and wardrobe and refrigerator doors left open.

As for furniture, it is important to apply peroba oil and furniture polish to prevent damage to wood. "Another extremely simple and effective tip is to clean surfaces frequently, removing salt residue left by the sea air", explains Fanin.

The gardens of developments and condominiums are also affected by their proximity to the coast, suffering throughout the year and particularly in periods of dry weather. The most influential factors are the salt-loaded wind and sea air, which causes leaf scorch on plants up to 2km inland.

To prevent greater damage, Iberostate Praia do Forte takes every effort to protect the gardens and plants in the complex by means of highly qualified professionals, ensuring the soil is adequately fertilized and watered in accordance with the demands of each season.

Iberostate takes great satisfaction from its main mission: taking care of every detail of your dream beach property.
